About Pi Capital Partners

Pi Capital Partners is a multi-generational, family-office–backed investment firm focused on real estate, private credit, and structured capital solutions. The firm deploys long-term family capital with a mandate centered on capital preservation, conservative underwriting, and durable ownership.

Founded by James Pi and Jerry Pi, Pi Capital Partners was originally established as a real estate operating and development platform, with a focus on property acquisition, rehabilitation, recapitalization, and development. As the platform scaled, the firm evolved into a family office, expanding its activities to include joint venture partnerships, private credit, and syndicated investments.

Today, Pi Capital Partners is led by Jerry Pi, who is responsible for investment strategy, capital deployment, and risk management, while maintaining the firm’s founding principles of discipline, alignment, and long-term value creation.

Our Philosophy

Pi Capital Partners operates as a principal investor deploying long-term, permanent family capital. The firm does not manage blind-pool investment vehicles and is not subject to fixed fund lives, capital call obligations, or mandated liquidity events, allowing it to invest consistently across market cycles without external deployment or exit pressure.

The firm’s family-office structure supports a conservative investment approach centered on capital preservation, durable cash flow, and resilient capital structures. Investments are underwritten with a primary focus on downside protection, asset quality, basis discipline, and sponsor alignment. Leverage is employed conservatively, with returns driven by fundamentals and thoughtful structuring rather than leverage expansion.
